The two walls

Both agreements have hard end dates. These are not "someday" numbers: each one is a cash payment the home must produce, on top of the mortgage.

October 4, 2031 — Home.LLC settlement due

Your $148,000 down-payment investment plus 50% of the home's gain above $1,480,000, capped at a 21%/yr return. The 10-year Term expiring is a Triggering Event under the agreement: this becomes payable.

If it is not paid: Event of Default — the agreement lets Home.LLC raise the Ending Value 10% (adds roughly to the bill), and enforce through the recorded deed of trust, with costs.

November 22, 2032 — Hometap due

Hometap's share is 25.114% of the entire home value at settlement (not just the gain), capped at a 20%/yr return on their $271,232.

If it is not settled: Hometap can exercise its option, or extend the deal up to 10 more years at its sole choice — its 25.1% keeps riding on the full value of the home the whole time.
